Terms of Service

These Terms of Service ("Terms") govern your access to and use of Rendio (getrendio.com), an automated information and analytics service operated by Getrendio ("Getrendio", "we", "us", or "our") as a pre-incorporation project. By accessing or using the service you agree to be bound by these Terms in full. If you do not agree, do not use the service. These Terms apply to the free beta described below; any future paid version will require your express acceptance of updated terms at that time.

Important — please read. Rendio is an automated information and analytics tool. It is NOT financial, investment, legal, or tax advice; NOT real-estate brokerage, intermediation, valuation, or appraisal; and use of the service does NOT create any advisory, fiduciary, or professional relationship between you and Getrendio. Deal scores, yield estimates, and any other outputs are algorithmic estimates produced from public data; they may be inaccurate, incomplete, or out of date, and they are not a substitute for independent professional judgement. Always conduct your own due diligence and consult a qualified lawyer, accountant, mortgage broker, or licensed real-estate professional before any property decision. Getrendio accepts no responsibility for decisions you make in reliance on the service. Nothing in these Terms restricts any non-excludable consumer right you have under Spanish or EU law.

1. Service description

Rendio is an automated information and analytics tool. It aggregates publicly available residential listing data from the Spanish market and combines it with public reference data to produce algorithmic deal-scoring outputs. Specifically:

  • Rendio is an information and analytics tool — NOT a real-estate agent, broker, intermediary, mortgage broker, valuer, appraiser, or financial, investment, legal, or tax adviser.
  • Deal scores, yield estimates, rental comparables, and any other outputs are algorithmic estimates from public data, provided for informational purposes only — they are NOT guarantees, predictions, recommendations, or professional opinions.
  • The service is currently a free private beta accessible only by waitlist; functionality, data coverage, methodology, pricing, and availability may change or be withdrawn at any time without notice.

2. Not advice; no advisory or fiduciary relationship

Nothing on or produced by Rendio constitutes financial advice, investment advice, tax advice, legal advice, accounting advice, real-estate brokerage or intermediation, mortgage advice, valuation, appraisal, or a recommendation to buy, sell, hold, rent, finance, or refinance any property or financial product. Use of the service does not create any advisory, fiduciary, agency, partnership, employment, joint-venture, or professional relationship between you and Getrendio. Outputs are estimates produced by an automated model from public data; they may be wrong, out of date, missing material information, or unfit for your circumstances. You are solely responsible for any decision you make and for obtaining qualified independent professional advice before any property or financial transaction. Getrendio accepts no liability for decisions taken in reliance on the service, except to the extent such liability cannot be excluded under Spanish consumer law (see §9).

3. Eligibility

You must be at least 18 years of age and have the legal capacity to enter into a binding agreement. By using the service you confirm this and that your use complies with the laws applicable to you.

4. Accounts and access

During the beta there are no user accounts. There is no login, no password, and no profile. Access is open, with a waitlist for future paid features. Preferences and saved lists, where used, are stored locally in your browser only — see the Privacy Policy.

5. Beta status and future subscription

Rendio is currently free to use as a private beta. No paid subscription is active. No payment is collected and no payment processor is integrated.

5.1 Planned launch price

  • Planned launch price: €9.99 per month, including any applicable taxes where required by law.
  • Waitlist members at launch will be entitled to the launch price as communicated when their access is enabled.
  • Until the paid service launches, no payment is taken and no card data is collected.

5.2 Billing and cancellation (when the paid service launches)

  • When the paid service launches we will publish updated Terms covering the chosen payment processor, billing cycle, refund and renewal rules, and cancellation steps.
  • These will be presented to you before any payment is taken and you will need to accept them explicitly.
  • Consumers resident in Spain will benefit from the mandatory 14-day right of withdrawal under the Spanish General Consumer Law (Real Decreto Legislativo 1/2007, arts. 102 ss.), subject to the exceptions provided by law.
  • Until then, the only "signup" is the waitlist, which you can leave at any time by emailing hello@getrendio.com.

5.3 Free beta

Beta access is free. No credit card is required. We reserve the right to modify, limit, or discontinue beta access at any time, with reasonable notice where practicable.

6. Acceptable use

When using Rendio you agree not to:

  • Crawl, mirror, scrape, copy, or systematically extract any data, content, score, methodology, or output from the service by any means, automated or manual.
  • Redistribute, resell, sublicense, publish, or commercially exploit any data, score, or output obtained through Rendio, in whole or in part.
  • Attempt to reverse-engineer, decompile, disassemble, or otherwise derive the scoring methodology, algorithms, models, or source code of the service.
  • Use the service for any unlawful purpose or in breach of any applicable law, regulation, or third-party right.
  • Submit content, queries, or traffic patterns designed or likely to abuse, overload, destabilise, probe, or circumvent the service, its rate limits, or its security.
  • Interfere with, disrupt, damage, or attempt to gain unauthorised access to the service, its infrastructure, accounts, data, or security.
  • Access the service by automated means (bots, scrapers, headless browsers, integrations) without our prior written permission.

7. Data sources

Rendio aggregates data from publicly available third-party sources. We make no representation as to the accuracy, completeness, or timeliness of any third-party data and are not responsible for errors originating from those sources.

  • Listing data: publicly available pages on third-party real-estate portals.
  • Cadastral references: Spain's Sede Electrónica del Catastro and associated public APIs.
  • Housing-price index: Instituto Nacional de Estadística (INE) official series.
  • Interest-rate reference: Euríbor as published by the European Central Bank / EMMI.

8. Intellectual property

Rendio and all of its content, features, and functionality — including without limitation the scoring methodology, the underwriting algorithms, the data model, the interface design, the brand assets, the written content, and any derived outputs — are and remain the exclusive intellectual property of Getrendio and are protected by Spanish, EU, and international intellectual-property law. Third-party listing data displayed on the site remains the property of its respective sources. You are granted a limited, non-exclusive, non-transferable, revocable personal licence to access and use the service for your own private, non-commercial research only. All rights not expressly granted are reserved. You may not copy, reproduce, adapt, modify, translate, redistribute, publish, transmit, sublicense, or create derivative works from any part of the service without our prior written consent.

9. Limitation of liability

The following limitations apply to the maximum extent permitted by applicable law. They are read together with §9.3 below: non-excludable consumer protections under Spanish and EU law are not affected by this section.

9.1 No warranty; service provided "as is" and "as available"

To the maximum extent permitted by applicable law, the service is provided strictly on an "AS IS" and "AS AVAILABLE" basis, without any warranty of any kind, express, implied, statutory, or otherwise. Without limiting the foregoing, Getrendio expressly disclaims all implied warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, completeness, currency, timeliness, quality, reliability, security, and uninterrupted operation. We do not warrant that the service will be uninterrupted, error-free, secure, free of harmful components, or that any defect will be corrected; that data, scores, estimates, or outputs are accurate, current, complete, or fit for any purpose; or that the service will meet your requirements or produce any particular result. Property prices, rental markets, tax regimes, and applicable regulations change continuously, and outputs may lag those changes. You are solely responsible for independently verifying any information before acting on it.

9.2 Exclusion of liability

Subject to §9.3, and to the maximum extent permitted by applicable law, Getrendio shall not be liable to you (whether in contract, tort including negligence, statute, or otherwise) for any of the following:

  • Investment, financial, property, mortgage, tax, legal, or transactional decisions taken wholly or partly in reliance on Rendio data, scores, estimates, or outputs.
  • Errors, omissions, inaccuracies, gaps, or staleness in listing, cadastral, rental-comparable, mortgage-rate, tax-rate, or other market or reference data.
  • Service interruptions, downtime, latency, degraded performance, data loss, corruption, or unavailability of any feature.
  • Acts, omissions, outages, changes, or inaccuracies of third-party data sources, processors, or sites (including Idealista, Catastro, INE, the ECB, Plausible, Resend, Vercel, and Hetzner).
  • Indirect, consequential, special, incidental, exemplary, or punitive damages, loss of profits, loss of business, loss of opportunity, loss of goodwill, or loss of data, however arising.
  • Events beyond our reasonable control (force majeure), including without limitation infrastructure or network failures, denial-of-service or other attacks, third-party API or rate-limit changes, acts of public authorities, strikes, natural events, epidemics, or war.
  • Any matter for which we have no fault or control, including third-party content, off-platform communications, and your own use or misuse of the service.

Beta access is provided free of charge; the operator's total aggregate liability to you in connection with the free beta is limited to zero euros (€0). If and when the service later becomes paid, the operator's total aggregate liability to a consumer in connection with these Terms shall be limited to the subscription fees actually paid by that consumer in the twelve (12) months preceding the event giving rise to the claim. All limits in this section apply per consumer, in aggregate, and across all claims, without prejudice to §9.3.

9.3 Non-excludable protections (consumer floor)

Nothing in these Terms (and in particular nothing in §9.1 or §9.2) limits or excludes liability where such limitation or exclusion is not permitted by applicable law. In particular, nothing in these Terms limits or excludes: (a) liability for fraud, wilful misconduct, or gross negligence; (b) liability for death or personal injury caused by negligence; (c) any liability that cannot lawfully be limited or excluded under the Spanish General Consumer Law (Real Decreto Legislativo 1/2007), including the unfair-terms regime; (d) the 14-day right of withdrawal for distance contracts (arts. 102 ss. LGDCU), if and when a paid service is offered; or (e) any other mandatory consumer right under Spanish or EU law. If any clause in these Terms would be void, unenforceable, or abusive under that law as applied to a consumer, that clause shall be read down to the minimum extent necessary to comply, and the rest of the Terms shall remain in force.

10. Termination

Either party may stop using or providing the service at any time, subject to the following.

10.1 Termination by the operator

  • We may suspend or terminate your access immediately and without prior notice for any material breach of these Terms.
  • We may block access associated with suspected fraud, abuse, or unlawful activity without prior notice.
  • We may modify, suspend, withdraw, or discontinue the service or any part of it at any time, with reasonable notice where practicable.

10.2 Effect of termination

On termination, your licence to access the service ends immediately. Sections 2 (no advice), 8 (IP), 9 (Liability), 12 (Governing law) and any accrued obligations survive termination.

11. Changes to these Terms

We may revise these Terms from time to time. The "Last updated" date at the top of this page always reflects the most recent revision. For material changes affecting paid users, we will give at least 30 days' notice by email before the changes take effect; if you do not accept the revised Terms, you may cancel before the effective date.

12. Governing law and jurisdiction

These Terms are governed by Spanish law. Disputes will be heard by the competent courts of Spain. If you are a consumer resident in Spain, you also retain the mandatory protections of Spanish consumer-protection law — including, where applicable, the 14-day right of withdrawal, the unfair-terms regime, and the right to bring proceedings before the courts of your place of residence — and Article 6(2) of the Rome I Regulation (Regulation (EC) No 593/2008) preserves any more favourable consumer protections of your country of habitual residence within the EU. Nothing in these Terms reduces those rights.
